    Shutters

Sure, I am pretty handy and confident in doing this project myself. I am planning on outside mount only. I have done small projects in my home - epoxy, kitchen backsplash, blinds, painting, etc. I am thinking if it saves a few hundreds, I will install shutters myself. Home Depot and Lowes sites...

    Shutters

Has anyone tried to self-install plantation shutters in their home? If so, can you please share your experience, especially where you bought the shutters and how much it saved.

I think it is named as "Auburn", will have to wait for official announcement.

Standard setback on sideyards for SFR

What is the standard setback on sideyards for Single Family Residence in Irvine. I found lot of discussion on backyards but not so much on sideyards. I have seen couple new communities in CV and SG. Most of them have 5 ft setback on both sides. Is this standard? Are there other new developments...

Good point - and most lenders consider 50% of those reserves from IRA or 401K account balance with remaining 50% to be in liquid cash as in checking or saving accounts.

    Orchard Hills - Pesticides

The issue reported by JBean72 is very concerning. Any one who lives in OH, please share your experiences. @Irvinecommuter - do you live in OH? Are you not experiencing similar problems due to aerial spray of pesticides?

Ellwood by Richmond American at Beacon Park

IHS - Have you designed Lafayette plans at Stonegate? I like those designs with open entries and more spacious feel inside the home.

Ellwood by Richmond American at Beacon Park

Thank you for your response, great pictures by the way. I did not mean to offend you. I asked that question in the context of your comment on other Irvine communities: "Everything that I preached here about good design were rejected in the past because of the bottom line $$$$$$ and density. I...

Ellwood by Richmond American at Beacon Park

IHS, one more observation looking at your posts - you seem to dislike every other design in Irvine except the ones you created. Is Ellwood the only one you have designed?

    750k max budget

In my view Irvine is a better bet. You can also look at condo listings in Woodbury and Stonegate. For the price, you can get a completely upgraded condo and ready to move. If you are still considering new homes, don't forget to add at least 35K for to the price to factor in the cost of upgrades...

    Help: Floor plan choice

Two of my friends and a relative live in Woodbury (WB). Its is a very good community and well connected. Close to I-5, yet not too close to freeway like CV or BP or PP; Two good schools within walking distance (WB Ele, JT Middle). Of course, the shopping area and the commons add to the...

    Help: Floor plan choice

In my personal experience, having a bedroom downstairs is so functional. If you have older family members staying with you or vising you, it is easy for them to stay downstairs. Also, when you and kids occupy upstairs bedrooms, it makes sense to accommodate guests downstairs. Otherwise, you will...

    Beacon Park

Since the comparison is made with SG, in my opinion, all 3 (SG, PP, BP) are on same flat terrain unlike OH. SG is actually advantageous by having multiple parks, access to good schools, entry/exist on all four sides and low MR. Both PP and BP, on the other hand, have curvy roads which could be...

    Laguna Altura is HOT!

In MHO, Laguna Altura is one super hyped community that will trigger the bubble burst in Irvine. Just having a gate at community entrance in a safer city like Irvine does not justify a bloated price/sq.ft. If anyone is interested in Laguna Altura, do yourself a favor, just wait for a few months...

    Beacon Park

Has any of the builders at BP given disclosures on proximity to jail or cemetery or the land's prior use as a military base? I am curious to see how the spin is on these critical concerns.

    Beacon Park

Looks like the wait is not all that worth. The price of homes and MR at BP is not attractive at all. Some of the resale homes out of Woodbury and Stonegate are better bets considering proximity to schools, low MR and better amenities than BP, atleast  going by what is known at this time about BP.

Anyone has HOA information on these homes and approx. lot sizes. Thanks in advance.

I would rather go for a pantry if that comes in lieu of prep-kitchen. A pantry will help de-clutter the kitchen.

Guestimates Needed: Price Differences on Lot Size

With minimal hardscaping, the difference in value will be almost same as what you pay now for these two lots. However, the lot with 24 ft setback offers more options for landscaping and usability. So if you invest and make it more appealing, you would see a big difference in value.
