IHS - Have you designed Lafayette plans at Stonegate? I like those designs with open entries and more spacious feel inside the home.

IHS, one more observation looking at your posts - you seem to dislike every other design in Irvine except the ones you created. Is Ellwood the only one you have designed?

In my view Irvine is a better bet. You can also look at condo listings in Woodbury and Stonegate. For the price, you can get a completely upgraded condo and ready to move. If you are still considering new homes, don't forget to add at least 35K for to the price to factor in the cost of upgrades...

Has any of the builders at BP given disclosures on proximity to jail or cemetery or the land's prior use as a military base? I am curious to see how the spin is on these critical concerns.

Looks like the wait is not all that worth. The price of homes and MR at BP is not attractive at all. Some of the resale homes out of Woodbury and Stonegate are better bets considering proximity to schools, low MR and better amenities than BP, atleast  going by what is known at this time about BP.

I would rather go for a pantry if that comes in lieu of prep-kitchen. A pantry will help de-clutter the kitchen.

With minimal hardscaping, the difference in value will be almost same as what you pay now for these two lots. However, the lot with 24 ft setback offers more options for landscaping and usability. So if you invest and make it more appealing, you would see a big difference in value.
