    5 of the 6 are sold. There is only 1 plan 3 left priced at $629,990. The price is pretty deceiving because their mello roos is ridiculously high. It's an extra $602/month on top of your mortgage and taxes for just mello roos + HOA.

    I'm second generation Chinese born and raise in LA and we never sit outside enjoying fruits, tea, and muffins like a true American family.  :D And ironically, my mom does own two of those visors bought in Rowland Heights which has a nice big Korean community. Haha!

    I would've expected lot 47 to be priced the same as 43 since it's the same lot size, but instead it's priced the same as lot 56 from Phase 3 which was a lot larger! That corner piece of grass isn't even a part of your property. What would you guess the price would be for 38 and 36?

    yeah, I'd rather pay more upfront for the home than pay mello roos that aren't even tax deductible. Plus, when you resell your house, buyers will be looking at the price you paid for the home (not accumulated price after mello roos)

    thanks!! that was super helpful! I'm not sure if this home is a short sale or not. According to my agent, we should know in the next week or so if the current offer will go through. In the meantime, she wants to prepare a back-up offer until then.

    The sales agent at maricopa said the last phase of homes are pretty much spoken for. If you're not already on their pre-qual list, your only choices are a few random plan 2's in the past phases.

    the lot size is the same as the phase 4 plan 1. the only difference is not having a neighbor next to you. The corner isn't part of lot 47. it's a random grass patch for the community.
