    Privacy trees

I hate that 2 trees in the front rule...I live off the street and there is already an association maintained pepper tree out front...that should count as one, right?

    Irvine's 5th High School

That's exactly what it is like, and the toxic environment has trickled to the UCs these days too.  Top tier public education at all levels is a joke...don't buy in Irvine, save the money, send your kids to private colleges...

    Irvine's 5th High School

I also like the idea of a North Irvine police station...As big and spread out as Irvine now is, having everything run out of city hall is a bit ridiculous...though they'd probably specialize in DUI checkpoints on Sand Canyon...you know because of all the poor people moving into CV and the GP...

    Irvine's 5th High School

I'm a firm believer in sending kids to an "average" IUSD high school.  Coasting into the top 5% at WHS carries more weight than being an average student at Uni or Northwood.  Also, they develop better social skills when they are not worried about sabotaging each other for four years to compete...

    Great Park Neighborhoods

I'm lazy and don't feel like looking it up...what are HOA and gate fees in Lambert? Also If I'm comparing the upper tier houses of GP and LR, I think I'd take GP.  Wasn't too impressed by Lambert. Even at the more affordable levels, I'd take that single level at Hawthorn over a lot of others.

    Recommendations for landscaping companies

All I'll say is avoid West Coast landcare like the freaking plague. We worked with one of their designers for a couple of weeks earlier in the summer, agreed on a price for the work, signed the contract, and submitted plans for approval.  During the waiting period, the owner decided to fire the...

lost inbound mails at my new address in stonegate

Never had an issue with mail, but google maps refuses to correct the pin for my address in Maricopa SG. If you type the address without putting in the zip code it automatically goes to an address by the same street in Newport Beach that is near the border with Irvine.  Even when you put 92620 in...

    Pavilion Park: Hawthorne (Pulte)

For a 1.2M+ home, the exterior on plan 1 feels very dated and boring. Looks like an old northwood house with fresh paint and a new roof. If I had to use an adjective to describe that beige panelling and boring grey flagstone, I'd say it looks very "Ohioan". I guess you would have had to spend a...

Give me plan 1 at la cresta in Woodbury. No comparison

    Pavilion Park: Hawthorne (Pulte)

Seems like it should have been meant for that purpose, but I don't think that was the case...For a while, we had narrowed our focus to that area, primarily plan 1's in that tract as it met most of our criteria...single level, modern construction, large lots, nice neighborhood and to some extent...

    Pavilion Park: Hawthorne (Pulte)

I'm a huge fan of single level houses, we looked for years for a single level in Irvine before settling on a new construction 1bd/1ba down house.  Not sure I'd go in for a new construction single level starting at a shade over 1M...I'd rather go with something like this...

Is it safe to move into newly built house right after closing date?

You should probably wear a respirator for the first 6 months of living in a new construction home.  Trust me, I'm a toxicologist

    Sausalito at Stonegate

these must be the homes planned near maricopa and saratoga? I remember the master plan a while back having homes on real cul-de-sacs here.

    neighbor's sprinklers flooding my backyard

A little backstory:  We moved into our new home in Stonegate in late January and learned that our neighbors lived in China and had no plans to move in anytime soon.  Well they finally arrived and of course speak absolutely ZERO English, I think they are just here to take care of some house...

    Upcoming Neighborhoods at Stonegate

This might have been answered already, too hard to keep up with all the threads and posts...what neighborhood are the frames that just went up that you can see from Irvine Blvd and Jeffrey?

    gangland on history channel

I'm sure there is a good amount of groups in Irvine that deal with white collar crimes...just look at the list of corporations that have a large presence in this city. If you're talking bloods and crips...then no, definitely not, though you sometimes get the occasional group of white high school...

    Upcoming Neighborhoods at Stonegate

Yeah, been monitoring the progress on these models going up during my daily walks.  Basically going to be between Paragon and Swallows Park on Encore.  Definitely significantly higher in elevation than Mendocino...considering the decent view I have in my master of Irving from Maricopa, some lots...

Bowerman landfill trash may "burn" one day?

Bowerman is equipped with a landfill gas-to-LNG plant.  Methane won't be an issue towards end of use stages of the landfill as it is at other sites, including Coyote Canyon (Newport Coast)

TCE plume is of "concern" only in the northeast quadrant of Woodbridge.

Great Park Neighborhood - Whistler by Lyon - Beachwood by Lennar

Landings I and Landings II in Woodbridge, with the exception of the house someone was murdered in and Larry Ford's old house on Foxboro.
