    upcoming orchard hills developments?

i've seen more info on the toll brothers developments in phase one, but was wondering whether anyone had any insider or early info about the rest of the groves, primarily the lots immediately northeast of amelia/trevi (OH village 1 phase 4?).  the land is flat but there is no construction there...

    pool and landscaping costs

It's true we had all those concerns.  We were able to get an inner lot further away from the toll.  Messina is next to the courtyard homes not vicenza.  We still do not like being below trevi and capella but in the end we made compromises to get the floorplan and lot size we like.  I think...

Do you mind asking which neighborhood you are about to sign your life away? 30x50 is a good size=).  I was very hesitant to spend on Architect at first, but I decided to hire an Landscape Architect. i will be purchasing at vicenza at the groves in orchard hills.  they have some decent sized...

basketball court?  tennis court?  i think you are overestimating how large a 30 ft x 50 ft backyard is.  it's really not that large.  50 feet wide an 30.7 feet setback.  it won't be a unicorn, fancy nor awesome when it's all done.  i just want it functional enough where my kids can play in the...

    pool and landscaping costs

i would certainly talk to an architect, but i havent even signed papers on a home.  just want to be prepared and get an idea of what i'm in store for.  isn't getting information what a public forum full of people interested in homes and real estate are for? i'm not even sure a landscaper would...

    pool and landscaping costs

i was wondering how any equipment would get into the backyard with only 5 ft between the house and the wall.  that sounds like a huge pain in the ass.  i assume there would be a myriad of HOA and neighbor issues.  100k i could probably think reasonable.  if it was over 125k then i guess my...

Yorba Linda as a place to settle down?

i think it depends where in yorba linda you're looking.  we were looking at the estates and enclave, in northeast YL where the high school is.  after we checked them out, my wife and i just went around looking for a place to eat, but there was nothing but houses around, very little retail in...

Yorba Linda as a place to settle down?

a lot of people love yorba linda though.  so don't take my word for it, i'd check it out yourself.  live there for a year and see if you like it.

Yorba Linda as a place to settle down?

we looked at yorba linda as an alternative to irvine as you get a lot more for your money.  however the terrible freeway access from most of the newer, larger homes, lack of large retail centers in that area, and terrible traffic to central OC where my wife works makes it a no go.  i grew up in...

    How accurate is Zillow?

Way off IMO.  In my neighborhood one home is being sold for 1.7.  Comps over past year from 1.65 to 1.8. zestimate is 1.43.  Redfin at 1.61.  Not sure how zillow is making these numbers up.

114 house number of course.  Any homes 14 or 114 will always be last sold in any irvine community
