    All occupants above 18 have to sign the lease agreement.  If the "visitor" stays more than 3 weeks then he/she is considered a tenant and if she/he is not listed in the original lease agreement then they have to pay $300/person extra.  That's what my PM put on the lease agreements.

    We've rented out a property on a short term lease to a family who had their property undergone major repair before.  We advertised the property for 12 months lease but our agent was contacted by the insurance agent and they asked if we would consider renting it for 3 months at $2,500/m instead...

    That's horrible!  I hope they catch him soon. There were many police officers blocking Technology, Alton, Barranca this morning causing massive traffic jam as everyone had to make a U-turn.  I was wondering what was going on but didn't see anything.

    I am guessing the house was a short sale so the new owner might have waited up to 6 months to close the property.  If it was a SS, there are additional costs that may not be reflected in the price (HOA delinquent fees, extra commission, cash back to seller, etc).

    You apply 80% loan on 1st mortgage and then 10% (or something else) loan on 2nd mortgage to avoid PMI.
