Why did the potential buyers call the seller?  Shouldn't they be calling you? 

All occupants above 18 have to sign the lease agreement.  If the "visitor" stays more than 3 weeks then he/she is considered a tenant and if she/he is not listed in the original lease agreement then they have to pay $300/person extra.  That's what my PM put on the lease agreements.

I am guessing the house was a short sale so the new owner might have waited up to 6 months to close the property.  If it was a SS, there are additional costs that may not be reflected in the price (HOA delinquent fees, extra commission, cash back to seller, etc).

No.  As much as I really want to buy in Stafford it really is not a good decision for us (pure want vs need).  Our tenant is vacating and I'm trying to get other people's experience with pets.

If you have a choice of renting your home to tenant with dogs/cats OR kids, which tenant  do you think will do less damage?  Any specific dogs/cats that I need to be aware of?  Do I need to ask the tenant to get a specific insurance?
