    Backyard pool + jacuzzi

Looking at a property with a nice layout I like but it comes with a backyard pool and jacuzzi, which is actually a minus for me because I'll rarely use it  ???. Maybe only for entertaining guests. Is it worth the trouble for the upkeep (insurance, maintenance cost?)? Do I have any other options?

    Current thoughts in 2011...

Thanks for the input. I really like the area when I visited. You're right that it is more of a bargain compared to some of the other areas in Irvine. Generally lower association and Mello Roos are definitely pluses for me. But you mentioned that it's newer. I'm only able to find houses built in...

^I couldn't bring myself to shell out 800+ either but like akim has mentioned before, I believe many other factors play into when/where to buy. Factors that may not be measured by a dollar amount.

Congrats. Did you buy in Northpark? A property I've been interested in just accepted an offer today :). Currently looking into West Irvine, how do you like the area??

Las Ventanas Plans 2+3 vs. Maricopa Plans 1+2

Sounds good, thanks! Now hopefully taxes and association won't be too outrageous. Got an email reply from one of the sales person about Maricopa. Sales gallery is to open 3/19 and model homes 4/9 for those interested.

Las Ventanas Plans 2+3 vs. Maricopa Plans 1+2

I like Maricopa plan 2, plan 3 seems a little constricted between kitchen and great room but that's just me. Does anyone know if Maricopa is going to be the motorcourt/alley way design like Montecito?

    San Marino/Woodbury Priority Registration.. 2/23 10am.. FYI

Tell me about it. I'm pretty discouraged too, especially after the bidding war that was Torrey Pines. I feel like not only is Irvine market high right now, it's also got tons of competition = even higher prices. Le sigh.

    San Marino/Woodbury Priority Registration.. 2/23 10am.. FYI

A lot of foreign buyers from Asia. I know someone that just purchased a home, 1.2mil, all cash. Another friend of mine is looking to purchase in the 750-850k range, all cash as well. Exchange rates are also favorable for some of the Asian countries right now, so if they have a good sum just...

Stonegate information page is now up with 4 new neighborhoods!

Haha yea I guess so. How do you feel about Irvine Pacific as a builder? Quality? I've exhausted all my options and am hoping Stonegate will be it for me  :-\ Btw, priority registration starts tomorrow for Stonegate for those interested.

    Resale homes vs new construction

The agent for Torrey Pine had a chance to bring her buyers to view a home last weekend that was supposed to be listed on Monday. She said the seller will be going with a close friend as his agent but gave her the chance to show it before it hits the market. At least, that's what she told me over...

Stonegate information page is now up with 4 new neighborhoods!

I remember an email saying something about March as well (might have been for priority registration). Talked to the builder on the phone and they said within the next 90 days, which isn't very helpful.

Does anyone know approximately when Stonegate will be released? Open for showing and sale to begin?

    Resale homes vs new construction

I didn't like the floor plan at 24 Grape Arbor. Kitchen wasn't fully upgraded, there were also some wasted space, not a fan of the spatial arrangement. I believe they converted 1 of the rooms upstairs to a open den right next to the stairs. If I remember correctly, the downstairs floor has 2...

    Resale homes vs new construction

I felt the same way as bones about most of the resale houses I've seen, and I've seen I believe all the ones out there that fit my criteria. I actually really like the floor plan in the new homes. Single + open space = :). I just find it difficult to commit to something without a drive way or...

    Resale homes vs new construction

The property is in "pending" status now. I guess we'll find out the price after a month or so!

    Resale homes vs new construction

I felt exactly how your buyer felt too. Very nice upgrades, flooring, master bath, location....etc but I could not agree to the lease back addendum they added. I did not respond to the seller's second counter.

    Resale homes vs new construction

Woo, 8 clap! @USCTrojanCPA, yes sir 25 Torrey Pine was the one. I didn't particularly like the seller's aggressive style. The first counter came back and she asked for me to make a decision the same day before 7pm. I opted not to and spoke to her on the phone that night, then she sent the final...

    Resale homes vs new construction

Thanks for the replies guys. It' just that I've exhausted all of my leads and potential candidates so I'm basically in waiting mode, which I don't really like. But I just haven't found anything else I'd like to make an offer to : / I think the market is VERY competitive, but it is Irvine and...

    Resale homes vs new construction

Hi guys, great forum! I've been looking to buy a home for a few months and recently passed on a counter offer (buyer wanted 870k + lease back until end of June) and now I'm back to square one. I've seen Woodbury and Woodbury East but wasn't too excited that there's no curb/sidewalk. Does anyone...
