i also like how the sierra streets in TR all have the nice central park in each of the inlets.  yes, zero lot lines and some houses have no setback, but TR just feels nicer. 

i think i read somewhere that you have the safest bet if you are currently zoned for Uni (TR, UP, QH, LA, etc...) 

to me, there is so much more to TR than the front facade of houses...  yes, a lot are ugly, but there has been a lot of homes that have been remodeled.  over the next 10-15 yrs, i'd expect that trend to continue.
