    good bye West Irvine...

you cannot do a bare floor escrow UNLESS you pay cash for the house.  unfortunately, i lost my suitcase of money on the way from LAX (international direct)... the explanation was that they are under contract to deliver a finished house....  something like that.  not an insurance requirement...

the modern home... IS a fireplace important?

I think with new regs, fireplaces are really for design element only.  How much heat can you get from a sealed fireplace unit?  The only thing that can happen is your children burning themselves on hot gas...  I guess I'm buying in to the whole idea...

    good bye West Irvine...

I prefer the Cortona 2 as well.  The price tag is, in reality, that stops us from buying that house.  I think the exteriors are much better executed in Laguna Altura.  You have to get used to the houses they have in orange.  The actual model home 2 for Cortona (Italianate elevation) looks...

the modern home... IS a fireplace important?

It seems that more and more people are getting away from the fire place.  I also agree with the mount over the fire place.  Bought the mounts from Costco and tried it in my old house to create some more room, but the viewing angle bothered me so much I took it down.  The designers who started...

    good bye West Irvine...

I've looked for the right house in the right neighborhood for over 3 years now.  I've seen prices plummet, then increase, then decrease, then stabilize.  While I think that the market could soften, I just can't wait any longer.  Our family is growing, and we've lived with a  "this is...

the modern home... IS a fireplace important?

Over the past 10 years, we have seen (at least from TIC) how homes are changing to fit what some will call "the modern family's desires".  I think some of it is marketing BS, but some of it is legitimate.  I don't know who coined the phrase, but one of the most popular buzzwords these days is...

[IHB] Open House Review: 52 Secret Garden

This by far my favorite floorplan in Camelia, although it is the priciest.  I love the master retreat and the balcony access to the "man cave" above the garage.  For the man cave, it's not really all that fair to account for it fully in price/sq ft, which is why its cheaper.  I think there...

    Open House

we don't have that much money.  enough for 20% down + reserves and a modestly priced house (for irvine, that's ~800).  a lot of the better value listings we see we are a bit weary on how much money we'd have to put in to redo the place.  instead, we are trying to stick with newer builds that...

    Open House

nice updates ps9.  you are looking at houses not in our price range, so I'm glad I'm not competing with you.  However, it seems like there are a TON of buyers in the high 7/ low 8 range.  we just bid and lost out on this: http://www.redfin.com/CA/Irvine/28-Torrey-Pne-92620/home/5931659 was...

    Open House

we've been making offers left and right....  all attractively priced houses get multiple offers...  we've offered $10K over list and were asked for substantially more.  we've also made low-ballish offers that get rejected immediately.  strangely, my offer was $15K over comps in the area. ...

    San mateo almost sold out.

i also like how the sierra streets in TR all have the nice central park in each of the inlets.  yes, zero lot lines and some houses have no setback, but TR just feels nicer.

    The new Irvine high school

i think i read somewhere that you have the safest bet if you are currently zoned for Uni (TR, UP, QH, LA, etc...)

    San mateo almost sold out.

to me, there is so much more to TR than the front facade of houses...  yes, a lot are ugly, but there has been a lot of homes that have been remodeled.  over the next 10-15 yrs, i'd expect that trend to continue.

[IHB] Rising Sun and the Midnight Sky

28 Rising Sun will never sell anywhere near that price.  I know someone who recently bought a Port2 model....  at nowhere NEAR that price..    I like the floorplan, as its good for a family with 2 kids.  Plus you get the desk area (if it was built in) in the upstairs hallway (predecessor to...
