Upgrade the carpet through the builder or at the same time would you do the upgrade after the home was built?

So does anyone know the order of when TIC is going to build the next communities? Do you think they will continue building out PS. Or will they start Orchard Hills and Laguna Crossing? I know these 2 are scheduled for 2013. Opinions?
