    I think we pay about $30 a quarter or $10 a month for WM. I think we have standard size waste, recycling, and green waste bins. they charge a bit more for the larger sized trash cans. However they also do 2 yearly large-item pickups.

    Laguna Crossing seems to be divided into North and South communities. Each has it's own entrance / exit but so far it's just one per community. North will have about 500 residences, while the South has less than 200. Even OH with 4000+ units only has Culver that loops through the community.

    We like Orchard Hills, but that is directly in the firepath. I'm sure by the time it's built-out the memory of the fires will have waned. However, I'm not so sure that OH is worth the "premium" TIC is touting. I guess will have to wait and see what new housing products will be available...

    Exactly, going back to '02 to early '03 would be my expectations for irvine. For areas like the IE, I imagine it could go lower. From 2002 to late '03 some of the brand new housing tracts in turtle ridge increased 66% in one year.
