Well, for you un believers, try hanging around the 5 and Sand Canyon. You'll smell it for a 1/4 mile from there. I would say 3 times a week you can smell it and its bad.

Does anyone know a site where I can find the rates plus melaroos? For example, Woodbury is roughly 1.9%. While older parts of Irvine are 1.2% and Quail Hill is 1.3%? I know some of it depends, but just want to get a general idea on what areas I want to avoid so I can budget where I want to...

Thanks for your feedback guys! Looks like there are only a few Columbia and ElDorodo homes now on sale. I guess I'll wait :-0. I do like the recently lowered one in Columbia for 899,000, but it might be slightly small for me.

Wanted to get peoples opinion on the El Dorado vs. Columbia areas of Tustin Ranch and how they compare to NorthPark, etc.
