That's true...and also, I thought that if they were detached condo's with alley loaded garages, that maybe the garages were facing the street.  But that brought two problems. 1) No one would face the front of the homes to the 405 and 2) That would be one heck of an ugly street having all...

Also, Siena actually looks like it may be SFRs on a motor cour setup...or maybe detached condo.  But I think the garage would have to be in the front, because of all the homes on the left of Saw Mill.  Since there is no alley behind them, it's safe to assume that those homes will have frontal...

Yeah, their student enrollement went down about 200 this year because of less incoming 6th graders.  I'm sure Orchard Hills will do great too!  But the success at Pioneer is incomparable.

I used to live in West Irvine too, and I didn't hear any noise.  But I did always hear a loud engine rev at night too.  Do you live near the toll road?  I didn't live too close to it, so I didn't hear much noise at all. And yeah, it's one thing if you live above the toll road - another to have...

Just FYI, that is the 133 next to Las Ventanas.  Behind Portola Springs is the 241.  261 is parallel to 133 but it's further north.

Looks like Lyon is learning from TIC - they look like full motorcourt setups.

For the second time in three years, Pioneer Middle School in Tustin ranks as #1 middle school in OC.  This school is a truly wonderful place for students to attend.  I highly recommend this school compared to other Irvine schools, as I have seen first hand the differences between this school...

So it's now for sure that they browse TI.

Framing seems close to complete.

While driving on the 133 yesterday, I noticed that there is a lot of construction work going on in Stonegate.  Framing is almost complete for what looks like soon-to-be model homes.  I could spot three different neighborhoods being built, with one model home because build right on Groveland.

The wall was ok to me, but those trees they put in were so tacky and ugly!  I cannot believe Woodbury HOA approved it either!

That's the grand opening....what about the sneak-preview this weekend?

Congratulations on your purchase!  Tustin Ranch is definitely a nice area and you'll love living there!  The schools serving that area are fantastic as well!  Best of luck to you.
