    Obviously the same genius who designed the entire place.  As much as I hate the Irvine Company, they would never have come up with such a convoluted configuration. The one thing Irvine does well is to make decent shopping centers with adequate parking.

    How exactly do you define value?  What are the Mello Roos again?  and why do you have to pay to drive on the toll road after paying all that money in taxes?  I think the Irvine Company should provide a free Fast Track good for five years to anyone who buys one of their new homes.

    I don't live in Woodbury and I don't shop in Woodbury but I never go there because there are too many lights on Sand Canyon.  If the 133 were not a toll road I would spend my money at that shopping center since I would not have to deal with the crowds that I hate.
