    Future Orchard Hills Developments

Because, you know, the 7000 square foot Trevi homes are shacks by most standards.

    Orchard Hills 92602

At bottom of the list published, they break out OC figures for new and resale homes, so they do compile that info. There really is no other explanation for the huge bump in sales price and sales volume in 92602 unless you include Orchard Hills new home sales.

    Orchard Hills 92602

The upward trend for 92602 continues. I think it's the 6th highest-priced zip code in OC now. Both sales price and sales volume are tremendously increased from the year prior, even though in other areas of Irvine both numbers are more or less flat.

    Retail Openings and Closures

I'd love that! But First Class Pizza is right there, and I'd guess they have a non-compete clause in their lease.

    Retail Openings and Closures

Yup, pretty much need to order a pizza per person for average eaters. It's not a location-based issue.

    Retail Openings and Closures

Yellowfin Fish Grill closed at least a couple weeks ago in Woodbury Town Center. Good riddance. They sucked as Oceanic Fish Grill, then they redecorated and made some changes to their menu and re-opened as Yellowfin. Too bad the quality/taste of their food didn't improve. I'm glad there's the...

    Orchard Hills 92602

For the month of November, the numbers are even more impressive for Orchard Hills. 90% increase in price over last year with a huge increase in volume as well, while all other areas in Irvine had a decline in volume.

    Hidden Canyon in Irvine

Yeah, Shady Canyon is so ghetto. Seriously? Complaining about Shady Canyon? Why the hate for SC? Are the homes too big? Are the lot sizes too large? Some people will complain about everything! Give this person a million dollars and they'll complain that now they have to pay taxes on the million.

    Orchard Hills 92602

Looks like Orchard Hills sales are now affecting 92602 avg sales price. 92603 used to be the highest sales price (Shady Canyon), consistently followed by 92618. Now 92602 is a bit ahead of everyone else.

Does anyone else get the OC Register delivered?

OC Register has a new promotion running currently. It can be found at ocregister.com/go/wintersavings. So, as a current Sunday only+digital subscriber, I'm paying $2.99/week. Even though the promotion says that you can't be a current subscriber, has anyone had success in the past in requesting...

Picture of Trevi on front page of LA Times today, although the article itself isn't about Trevi, per se.

Obama to announce immigration order on Thursday

And, of course, the midterms are incredibly unrepresentative of what the populace as a whole is. The people who show up to vote are much older and much whiter than the populace as a whole, so the midterms should be taken with a grain of salt when it comes to immigration policy. If the new...

    Deciduous Tree

If you do ask for a variance, why should the HOA grant you a variance and not someone else? The HOA rules are in place, and when you ask for a variance, you should have a special reason, not just because you don't like the rules. If you don't have that unique reason/circumstance, then it's...

    Candidate Signs

Within an hour of sending my email to the city, I got a call back from a city employee letting me know that they're aware of the problem, and are actively working to address it. City landscaper maintenance have been told to remove signs when they can, and the city has 3 people actively removing...

    Candidate Signs

It's been over 2 weeks since the election, and yet political signs continue to litter the medians, sidewalks, and parkways. There are fewer of them, but they continue to be unsightly. The Irvine city website seems to be minimally functional today (a lot of links aren't working, whether I'm using...

    La Vita at Orchard Hills

It's so hard to compare directly two different developments, or even the same development phase-to-phase. There are so many considerations built into the base price: size of lot and whether there is a view are two big factors, but even other more subtle considerations such as what is behind the...
