Hey Irvinites...you got Earthquake Insurance?

Since it didn't cover the floods after the hurricanes in New Orleans and the whole south, I would guess not.

    how to buy shadow inventory

you should read JimtheRealtor's account of dealing with REOs and the asset managers (at bubleinfo.com) from what he writes, I would guess that there is no way to access that inventory until it hits the MLS

    How deep is the pool?

Perhaps a tertiary question. What?s it going to take to push the low and mid tier (that?s sub $500K currently) down further. As IR?s main blog post today (11th) points out, one can start rationalizing rental parity at mid $400s for 3 or 4 bedrooms
? More...

    Ladera Ranch

Oh, and also: 7% of Fraudera households are in arrears on the HOA fines. I would have guessed higher, personally.

    Ladera Ranch

    You forgot the best part:
The association also has made it easier for dues-paying residents to use facilities. Residents now can get up to six membership cards per household for those ages 18 or older. Previously, only those named on the title for homes were issued cards...

    What do the experts think?

I love it when you scroll down and see that there are a dozen similar houses for sale, and not one recent comparable sale.

    How deep is the pool?

If opinion, I would say very shallow. Few people I know have $100k in the bank. And even fewer of those people with that cash want to live in what is currently for sale sub $500k. One way to get some quantifiable data would be to look at how the downpayments are changing with time...

    Leasing scam

You should go back and read a little closer. The lease has to be "market rate" and the lease an 'arms length' transaction (ie no obvious relationships). Could you do a slightly below market lease to a friend? Probably. Your example? No way. 1. not market rate. 2. not a normal...

    What do the experts think?

I love MCM, but not that one. Too much like a mosoleum with all that concrete. I like the warmer wood beams and exterior of the other orange tracts of MCM much more. plus, wtf with the doubling of price in 8 years?

Loan rejected because HOA doesn't have adequate hazard insurance?

USC, did you study the financials of that condo you bought at south coast? is the HOA still solvent with all the FCs? I would think those HOAs around southcoast would be a bellweather.

Loan rejected because HOA doesn't have adequate hazard insurance?

CR has a post today on a BK HOA in miami. too many non-paying/FC condo 'owners'. in the discussion, there was a good comment on the future for The OC:
OC Progressive (homepage, profile) wrote on Thu, 7/9/2009 - 3:27 pm * Many California HOA's will...

There are a few reasons why people would pay premium for Irvine.

I just think how much that costs. Can we as a society support such overkill, even for an admittedly bad person that we really want to catch? 40 cops@$200/hr, 4 dogs/handlers @300/hr, 1 copter@$5k/hr is what, $15k per hour. couldn't they do it with say, three cops and one dog?
