    200K difference between the bigger and smaller one? Sometimes I wonder if someone is buying at 2M+ price point, why would someone go for the smaller one for 200k less. Just buy the big one and be done!

    You got a good insulation then. In our case, when toilet is flushed or shower is on, the adjacent room can hear it clear. Same with washer/dryer running.     Brand new never lived in looks like. Price is high but that's almost the same base price that builders are releasing new homes today. Have to see if/when builders in Irvine get modest with base prices
