The only thing in OH I'd pay a premium for is a view or gates. Gates - $100-150/mo seems fair. The HOA is higher by about that much already in the groves so not sure I'd pay any higher price. View - it all depends how good. Roughly perhaps a few % for some peek-a-boo views from 2nd floor windows...

It's relative. Iirc, smallest oakmont lot is 4,600sqf. That is small, but would still be among the largest lots at strada. $30k premium at strada for that lot size?

So does this bridge just take you to a sidewalk next to homes? Or lead you to a Greenbelt connecting to the park, school or bosque? From the site plan it seemed like the former which wouldn't be a great design.

When you add drive, park, order, serve and pay time, I'm not sure eating out is a big time saver. You need to make grocery / costco trips anyway, just a matter of buying more or less. It's a little easier to eat healthy cooking at home also.
