My friend who lives up in Orchard Hills says the parks and pools are pretty empty (he lives on the Groves side).
I'm happy that I can just walk 10 houses over to an enormous park and there are always a buncha kids for my sons to play with.

Yup. Work for a FAANG with a 25 minute commute in OC. You'd have to give me like L+3 to even think about a job in NorCal.

If you're dead set on Irvine, good luck. I moved ~7 minutes south to Baker Ranch (in Lake Forest), and it's pretty great! The schools aren't rated quite as high, but my kids are little still, so i'll just plan on a bigger tutoring budget.

yeah at a certain point though you make it more profitable to build new multifamily units or invest in the stock market etc. rather than just buying up residentail properties hopefully. well, that'd be the goal.
The solution to a lot of this is to jack up property taxes EXCEPT for primary residences. If someone is going to buy a house and let it sit empty to wash some cash, might as well pay extra tax beyond what someone living in the house would pay.
I don't have near the equity to live there, but I think we agree, I wouldn't spend that kind of money on something that close to the landfill.

I think it's not just a question of if it's affordable, it's what you can get for similar pricing.
If I had 5+ million to spend, I'm going to look for larger lot homes in Tustin Ranch. If I have 6M+, Hidden Canyon has better lots and feels less cramped.
