    I've gotten quit a few bids on backyard renos with pool.  I'd bet you could find a reputable pool builder to replicate that backyard for about 100K....add on a California Room would tack on another 30-40K. It all depends on what kind of materials you use.  We priced ours with travertine, salt...

    yes, but your calculation on monthly income is pre-tax and the mortgage payment is post tax. Just doesn't seem there would be much money left over for 401k, car, food etc.
