I’m very curious as to how they are going to price these two developments with the interest rates being significantly higher than the past few years. The locations are fantastic however the Olivewood have very small lots compared to some of the Azul, Cielo, and even a fair number of Highland...
Highland Plan 1 is $1.85M. Plan 2 is $2.38M. We had been waiting for a Highland plan 2 for over 1.25 years on the priority list. When we were finally called both the price and interest rates were completely wrong. They gave us overnight to decide by 9:00 AM the following morning (no pressure)...
I?m surprised they are starting this high. Azul started at 2.1 over at the Groves in a lower interest rate environment. But then again IP is very good at what they do and likely have a good feel for what they can get. Cielo (Ravello) is supposed to start at 2.4-2.5 which appears to be a...
I just got confirmation from my representative over at Highland today that they will not be getting an extension on either Tract 18136 or Tract 19016. Which then supports the idea that a product such as Ravello would be built.
That being stated I have not been able to find any plan submissions...
I drove through 19016 the other day and the plots appear to be even larger than the ones opposite side that I posted the sitemap for. If this is the Highland extension I would guess pricing would be significantly higher with extra large lots and what appears to be full sized streets to...
I found the City of Irvine Parcel Search posting for the area and the plots indicated appear to be a bit larger sqaure footage than what they are currently building the Highlands on. Leaves a little to speculation as to which product they might build.
I was up at Highland Portola Springs the other day and the sales associate indicated that Irvine Pacific is working on 3 new communities in that area. I have seen building plan submissions posted here before in threads that people have researched. Where can I look to find these?
Thanks in...
I concur with everything you said Martin, my suggestion to avoid the house is simply based upon starting on what is perceived as such a disadvantage. In addition I don?t feel this seller is likely to accommodate anything that might be needed during a sale if this is how they start.
I wouldn?t bother with the home. This is a house not a set of coat hangers purchased off Amazon. The tenant could be a significant issue moving forward and not being able to even look at the home before submitting an offer is so one sided it ridiculous.
I believe the area lends itself to better views than Highland based on its location. One side looks over Altair and the west side looks over Juniper.
In terms of what might be developed, the Irvine Company is very good at determining market demands. It?s really just best guess, Highland...
