I haven't the slightest clue. If it helps, 22 was originally purchased on 10/27/2000 in the vicinity of $1.5m. Ocean Heights is now more or less 30%-40% off peak pricing. (highly desirable area of Newport Coast too I might add)

Judging by what's owed on this property, $999,000 is a great price to attract the buyer. My guess is the home sells for more. Comps for this property are in $1.1m-$1.2m. There is a 1st for $1.5m, and a HELOC for $570k. If all the HELOC is used, that's over $2.0m owed. Not sure if the lender...

3 different floorplans, however all 3 are extremely similar all are within 100sq.ft. or so with each-other. Non-view just came up at $8xx,xxx. The best location with nice upgrades just closed for $1.2m, so everything else much less. That one that just closed for $1.2m was literally the best...

JoonB: This is one gripe I have with non-approved short-sales. Leaves too much flexibility on behalf of the listing agent to put any price in the listing. Obviously this tactic is too simply attract as many buyers. There is considerably more owed on the house, it's not the owner's main...

There's atleast 1 other I know (not yet listed) They already have driven prices down, some below the original price the buyer purchased from Taylor Woodrow, depending on variables (i.e. what phase the home was built during, condition internally/externally the home was left in, exact location...

Welcome to the board JCie. Tough to say what the right offer is but to give you an idea, 1 Cottonwood (short-sale) which is the same Plan as 6 Meridian, (Plan2) closed on April 17th for $1,798,127. Per the distress - that's a plus for the buyer, not so much for the seller/homeowner though...
