My husband went to the broker preview on 9/28.  He said the mello Roos will be about $3/sqf annually.  Say your house is 4000sqf, then the mello roos is about 12,000. That's on top of the 1.0785% county tax.  Averagely you are looking at paying 1.7% up to 2% of your purchase price. AD ALERT...

The price of 3s in phase 1 last year was $1.09m.  Phase 18 is $1.25m.  That's a lot of appreciation~$160k.  Is phase 18 any good?  the houses are right along the busy street, will be very noisy.
