    Orchard Hills - Strada by Irvine Pacific

    The price of 3s in phase 1 last year was $1.09m.  Phase 18 is $1.25m.  That's a lot of appreciation~$160k.  Is phase 18 any good?  the houses are right along the busy street, will be very noisy.
