I'd like to resurrect this topic. With rates at 7% , I'm curious if anyone has a change in their position on this question . Thoughts? I feel like we may never see sub 5% rates (at least not fixed) for a long time.

Personally, looking for turnkey given all the political things going on that can impact labor and supply expenses

Maybe the million dollar price drops are in proportion to the bar-raising price spikes recently.

Can these prices drop for peasants like me shopping in that 1 million range?

I've been chasing older 3 or 4 bedroom (sub 2k sqft) homes and they're still flying off the shelves. I'm guessing it's mostly high end homes contributing to the dramatic accumulation.

I wonder if there's a silver lining to getting into a lower tier school despite being a 4.0 student in iusd. Maybe it will set that person up to do very well in undergrad and give better opportunity for grad schools.

Thanks for your insight. We'd be ecstatic if our kids can get into an upper tier UC (including Irvine, SD, etc). Do you think being a "dime a dozen" yields a good chance at that? If not, that's pretty discouraging.

We're considering a move into a rental in Irvine given its renowned academics. We do value academics. I also hear it's hyper competitive with affluent families who put their children through all sorts of extra tutoring and kumon type of support. Question: will my children struggle to be average...
