Yowza! Nice, congratulations. My friend was very interested in a home on this street last year with a large lot(didn’t work out) and that went for 1.2, so seeing this for 1.675 is crazy. Although, nothing surprises me anymore in this market.

At this rate, i will be able to sell my Woodbury home at a higher price than my bigger Eastwood home in a couple of months.  What a strange world.

Next Bluffs 2X will be released at $1.88M, with about $40k of upgrades included. Plan 2X is a view lot, but its lot size is quite a bit smaller than mine. So let's say its lot premium is $50k more than mine.

But the phase after that will be plan 2 again, with the smallest lot. Then I compare the base price for plan 2 vs. the base price of $1.48M when I bought.

We had 3 buyers in the high $1.6s and the lowest offer was $1.6m.

Are you saying that all 9 offers were $1.6M+?!? That's nuts!

Yes sir, the seller selected the buyer and I'll change the status as soon as the deposit hits escrow.

Yes, bigger too. Bluffs 2 is 2606 sq ft. And my lot is one of the bigger ones in the community, at 3889 sq ft lot size. The base price, without the lot premium, was $1.48M, but the lot size would have been 2808 sq ft. It was well worth $65k for the larger lot. And I got somewhat privacy since we're backing Hillside instead of another Bluffs 2 home.

Market is crazy. Not just Irvine, even Lake Forest. Prices for Meadows also shot up. And resale for The Oaks at Portola Hills is crazy too.

Got word from escrow that we closed earlier today.  The sales price is $1,675,000 and I also represented the buyer.  Congrats to both the buyer and seller.
