The market is slowing at this price point. The land is amazing but even some houses under $400 a foot aren't selling. 111 bumblebee for example.

its listed as a condo but it has a big yard for Irvine, is detached, and has the same square footage. I don't think that it calls for a 20% markup, but that's my opinion. Either way the market is slowing down for higher priced homes.  Most of them are having to drop their prices.
 
114 house number of course.  Any homes 14 or 114 will always be last sold in any irvine community
 
Back yard is a great size but it's a fishbowl, literally.  You want to go outside and enjoy your yard, you have about 6 or 7 houses looking down on you from every direction.

Privacy factor is killing the sale IMO.  If this had no rear neighbor's it would have sold.  The interior design is also awful but most buyers should be able to see past that.
 
Big yard required big budget, excellent plan usage of space in design and good taste. It will sell but it will take some more time to find buyers that willing to put in some more dough for the backyard. A pool is certainly nice back there. Another 100k will have a nice sparkling pool and lots of green big trees for privacy to make this an awesome place.

But it is still a 4 bedroom house without a downstairs bedroom and full bath. At that price point for the sq footage of the house, it becomes a tougher sell. Lot is nice (even with a few houses looking down, at least you have the space) but house is clearly not fixed up and while yard is clean, to your point, a pool or something else would be a better overall benefit (but you add that in and you are really upping the price to pay for a house with that square footage and certain floorplan limitations). 

Why not just go buy one of those big lot Juniper's if you are planning on ultimately spending that much (bigger home and same big lot). Slightly more money but better overall benefit. 
 
With those budget in mind, prospective buyers will have ample neighborhoods to choose from. However, Beacon Park will have a higher property tax. And to have a yard done from scratch although might be ideal, it also a BIG ROYAL PAIN in the a@@ with Five Point HOA. A new house mean you have to do everything. That add up some serious bucks. Simple things at a glance maybe not that simple.
 
If that space to the right of the driveway is included in the lot size, that's a huge waste. Reduces usability of the 7000 sq feet.
 
A little bit frightening buying at this price point . Even if they got asking price the sellers loosing money. At peak market.
 
The dreaded 114 address number held up their sale.  Maybe it would have sold faster and for a better price if it was 118? :)

Bought new for $991,500 on 10/17/14, added upgrades and landscaping (big back yard), then sold for $1,015,000 on 11/8/16. Hmm... sales price increased $24,500 however need to subtract their upgrades/landscaping plus selling fees (at least $50K). Somebody took an unpleasant bath.

For all you considering buying homes with "114" as their address - lesson learned. Builders have a hard time selling them (maybe even give a discount) however resales will be even more challenging at an even bigger discount.

Good friend of mine is having a hard time selling because of the dreaded 114/14 in their address.
I think some builders are circumventing this by having only odd-numbered addresses in their tracts.
