Anyone know what is the record sales price for Hidden Canyon?  I thought the models were less than this:

Maybe so but if my budget is over $5m, I'm looking in Shady Canyon instead.

But at hidden canyon you will be the king of the hill. At shady canyon you will be at the bottom of the tadpole.  :), do you want to be a king or a peon.

I've been inside of Shady Canyon with a client and I'd much rather live in Shady Canyon than Hidden Canyon even though the homes are older and I'd have one of the cheaper homes.  haha

I recommend for my clients in double digit millions range to avoid Irvine altogether and go for Newport coast.

100% agree. Hidden Canyon does nothing for me at that price point. That community doesn't even begin to compare to Shady Canyon.

Ive shown it. A little high on the ask but it doesn't belong on this tread.

Fair enough...it's not really an equity sell but asking $2.44 million in PP with Altair right next door is pretty WTF.  I don't see how anyone would want to buy $2.4 million in Irvine not Turtle Rock/Shady Canyon

+1  They won't get anything near list price...maybe close to $2m.

Closed today at $2.4M.  Higher than we all thought.

Not higher than I thought. Remember TI is not all of Irvine. Most people on here tend to value GP lower than it really is.

I like how all three listings speak of an ULTRA RARE ELEVATOR OPTION!!!! Perhaps their Agents need to recheck their understanding of the word "Rare".
