Went and saw Pinnacle by Toll Brothers at The Summit

Pretty nice floor plans, nicely appointed, cool views, but holy shit did they seem overpriced. I enjoyed walking through the models but it's crazy that these are in the same price point as Hidden Canyon which has a much less cramped feeling and larger lots.


The big showpiece staircases in the entry way are very cool looking and a good use of space if you're goin to have a dramatic entry. I like the proportions of the room, they make good use of space, it feels very big and grand when walking in, even though the living rooms themselves aren't that large. The downstairs office in addition to a bedroom is a must if I'm upgrading my house, it's nice to see how common that is.


The kitchens are absolutely massive, one of the models even had an island bigger than my own comically large, double sized Toll Brothers island I have in my house.

However, am I just out of touch with how overpriced these are? The meadows had slightly smaller houses (3600 sq ft to 4300) for literally millions less. Is 700 sq ft and an Irvine zip code worth 2 million bucks and a smaller backyard?

Maybe I just don't understand the kind of buyer who buys these. I think about how many more millions I'd need in the bank to tempt me to move on from my 2900 Toll Brothers house to one of these newer ones and it's... a lot more than a few.
 
That price tag with only 2 car garages is laughable. We are not a fan of the glass staircases. And how they built one GIANT KITCHEN ISLAND, makes me wonder if the designer has spent any time in a kitchen. I would have done 2 islands. Master bedroom should have his and hers wings for bathrooms and closet. Closets in master should be huge.

These homes don’t read as wealth. They scream lotto winner.

I don't even remember, 6 million is just for a decent lot, it's probably what, another million or more to get it looking remotely like the models?

I'm surprised these are selling as well as they are.

They only need a few people to buy them.
