Agreed.. the "general real estate and mortgage" forum should be general real estate/market info right?  Probably not used to sell Georgia homes where this guy gets a commission.. or do people want this info and plan to move to Georgia from these posts?  :-\   

I know Panda is pretty active here, maybe he's a site sponsor or something so they let him spam it up

It is Pretty Crazy to me to see brand new townhomes in downtown Johns Creek start in the $600ks. 20 years ago, I remember shopping for a townhome with similar sqft in Quail Hill 92603 zip code (Casalon Tract) in the mid $450s.

Irvine, California was incorporated on December 28, 1971

The Irvine Spectrum Center opened in November 1995 when Irvine was 24 years old.

Johns Creek, Georgia was incorporated as a city in December 1st, 2006.

Johns Creek is currently breaking ground in the largest downtown development. It is absolutely fascinating how the timelines for these two cities parallel one another. Living in Johns Creek today is like living in Irvine in the 1990s. Johns Creek has not reached its peak yet.

Florida is a such a Beautiful State.

One of the things I love about living in Johns Creek (since June 30th, 2011) is having access to the Florida beaches without having to get on a plane. My boys are 14 years old now and we moved to Johns Creek when they were only one. My family have so many vacation memories in Florida and there are so many great places to visit when you have a young family. Some of the most beautiful beaches in the U.S. are located in this state.

Panda's Memoir: Discovering Johns Creek

After attending the 2010 Woodbury Collection Grand Opening, I made a decision not to buy in Irvine. I was hoping to purchase the Sonoma tract in the mid $600s, looking for a 40% decline in Irvine from 2006 (peak) - 2010 (bottom), but prices were released for $834,000 as there was a pent up demand.

I made to decision to relocate my family from the suburbs of Chicago to a unknown city called Johns Creek located in the northern suburbs of Atlanta. The city of Johns Creek was only 4 years old at the time of my move and I recall that everything from McGinnis to 141 was dirt with a single lane road. I remember seeing signs in the intersection 141 and McGinnis "Brand new 4 Bedroom Single Family Homes in Johns Creek starting in the $170s". I started to really doubt myself if I settled for something less than what I really wanted? Did I make a mistake moving here rather than moving to the City I really desired "Irvine"?

Have you ever had an idol in your life? Something you desired so deeply in your 20s and into your mid-30s, but despite your prayers and efforts, God answered with a clear “No”? It can be incredibly frustrating at the time, especially when all you see is the beauty and allure of that desire. But it’s only when you reflect backward, with time and wisdom, that you begin to understand why God’s answer was not just a denial, but an act of Grace.

What once seemed like the ultimate dream, symbolism of success, something you obsessed over, now holds no appeal or attraction to you at all. That idol you once thought would bring happiness and fulfillment no longer draws your attention or interest. It’s remarkable how God answers our prayers not necessarily by giving us what we want, but by giving us what we need, according to His will. In the end, His plan for us is always better than our own.

I used to want to live in Irvine, but look at the place I found! That's my street, just a short walk to a huge park for the kids, it's sunny and warm 9 months of the year. Now I don't miss Irvine (but i'm still a 10 minute drive to the spectrum and some good Irvine KBBQ)

My kids are big fans of that park. Almost every weekend I hear "dada, can we go to the big big big park?", and almost every weekend the answer is "sure". You live in a nice spot :-)
