I went to Kramer Jr High in Placentia for 7th grade.

Used to own a condo by Rose Dr & Alta Vista, lived there when hometown buffet was still there.

Lectured 5th grade class at Rose Dr elementary back in college - graduated from Fullerton JC and CSUF.

Used to buy membership at OC indoor range in Brea. That was a great deal.

I can’t say Placentia is better than Irvine, but the area (Fullerton-Placentia-Brea-Linda) as a whole is nice.

Also in Buena Park next door for $1.5 mil, with small lake and walking distance to train station:

It's not, really. Did you not see Azul, Olivewood and Cielo new construction view lots that I posted? You CAN'T get a view lot in PS below $4.2M anymore. The latest Olivewood view lots aren't even city views and they're still $4M+.

The one above is actually a city view and it does have quite a bit of upgrades ($200k+ in the description), so asking for $4.5M isn't really ridiculous. This one has a 4,800 sq ft lot, which is bigger than most of the new construction view lots. Is it a bit high? Probably, but not ridiculous.

The backyard there was a decent open canvas. Seemed like you could have at least a gathering of 15-20 back there.

Looks like no one is biting on this 10,000 sq ft lot either nearby:

Well, this one is Highland 2 and it's quite a bit smaller than Cielo. It's not a view lot either. The base price for Highland 2 was around $2.4M. A huge lot is not worth $1.1M, $400k at most. Only a view lot is worth that much.

This one tried to list this high because the house at the end of the street, which has a bit bigger lot AND a mountain view, sold for $3.48M.

What's crazy about this one is it sold for 2.7m in January 2024. The owner now thinks the home is worth 800k more in a span of 4 months? What's sad is someone will pick this up close to 3.5m and that's the concerning part about Irvine RE. Those comps will be used for future homes and the prices keep on going up. Until one day it can no longer go up, that's when things will get very interesting.

Still cheaper than Newport Coast which keeps going up and up 😝
