New communities in Portola Springs

Wow good to know...I had no idea. That makes it even more interesting knowing that Cal Pac didn't sit on homes like IP does. They used to do price drops all the time.

Cal Pac is a little company so it can't afford to sit on homes like IP does. Cal Pac still had to pay of the land it bought from IP, so it can't just sit there waiting, unlike IP.

Because this is a PS thread, I'll cite a PS example. One builder was selling homes in the mid-high 900s then discounted it to the mid 600s. Since this is TalkIrvine where people like to do math to fit their narrative, I'll let you decide if that's "huge".
I think that was the attached Richmond American homes next to Ridge Valley. Nice homes. A few were detached based on where they were placed.
 
Got price sheets from Azul and Cielo today.

There is no change for Azul in terms of new release or pricing, except for one Plan 3 that had additional pre-selected upgrades, with the cost passed on to buyer. Basically, all the homes that were on the price sheet from 2 months back are still not sold.

As for Cielo, there is one new Plan 1 view lot release, lot 9, (with hillside view over Portola Springs [the street]). This is part of Phase 3 release. Apparently, lots 7 and 8 were release over emails only, as I never saw it on a price sheet. Lots 29 and 30 are supposed to be part of Phase 3 release, but it hasn't shown up on price sheet yet. All the homes (lots 31, 32, 33, 35) that were on the price sheet 2 months ago are still there.

Compared to last month's price sheet, lots 9 and 32 has over $37,000 in pre-selected upgrades and the cost is passed to buyer. Lot 31 has over $36,000 in pre-selected upgrades, which is also passed to buyer. Lots 33 and 35 has now reached phase 4 upgrades, which means only flooring can be selected.

It's amazing that in this market, where even TB has dropped their prices by almost $100k, IP is still increasing their price due to upgrades. :rolleyes:
 
I recently did a bike ride to the top of Portola Blvd and had no idea that they had built Portola Springs out that far.

I guess that's how much I've been out of it when it comes to new home hoods in Irvine.

It's really nice out there... much better elevation lots than the Portola Springs I or II (or whatever you call those areas).

It's funny how you can tell the difference between Great Park builds and TIC builds. I know that initially everyone thought those black exterior walls were weird but they actually blend in more with the vegetation growing around it.

Seems like there is still quite a bit of land to build for both TIC and GP... but these homes are so expensive.
 
I like Portola Ridge. They should rebrand the whole hill bounded by Portola Parkway and Portola Springs. IHO should get a free house for the idea.
 
Seriously though... at the price points they are selling these homes... and the change in general feel of the area... TIC should have made this a new village.

It even has its own sports park and school.

Yet... we get stuff like Stonegate East and Woodbury East.
 
Love the new parts of PS. They made it much more high end. I do like the first phase of PS though. It reminded me of Quail Hill.
 
Not sure of the community name of the new model home complex off of Big Dipper - up on the hill, but I've been told that IP is going to hold the community off the market until July 2023. Anyone else have Intel on that tract?

Those are Marea (shared driveway condos, 122 homes) and Forza (SFRs, 100 homes). A lot of the Forza lots will have the best views in PS.

Are there floorpans for Forza? I'm guessing they're the same inspired :) ones that IP likes to use?
