2. How accurate are these sites, or how accurate are the numbers.

3. Do the "Low", "Estimate" and "High" similar to KBB's Poor, good and excellent conditions?

About as accurate as a monkey picking values. The best and final source for sales comp/value data is and will be MLS or any site that uses MLS sales comps correctly.
