This is probably old news, but the new William Lyon Homes in University Park will not have any Mello Roos and will start at $900,000.  I guess it's probably because it's already in an  neighborhood or LR's success if rubbing off?

Overpriced.

Comps in that area does not support the price... and unlike LR that claimed they built the MRs into the pricing... Willow Bend (or The Branches in Woodbridge) shouldn't have any MR costs so pricing should be cheaper.

These should be priced more at the start of Las Ventanas Plan 3 with probably a $50k location premium bump.
 
It'll be interesting to see if people will be motivated enough with the low inventory that we are dealing with to pay their high asking prices.  WL better hope inventory levels don't rise by next year.
 
i think starting from 850k would be reasonable...... at 900k they are planning to sell this development at 400+ dollars per sq foot.... that is turtle rock prices... this development also resides next to parkside apartments and lets say that isn't the best Irvine company apartment.... and its proximity to the 405 isn't the most desirable either. But that being said i'm sure there will be a few people willing to fork over up to 1.2 million dollars?? to live in a new house that is close to turtle rock :p

If you knew the Uni Hi grads I know you'd subtract $100k from the price.
