What areas are left to build new homes in Irvine? What am I missing?

* Orchard Hills (homes 700k plus, all detached)
* Great Park West (close to 133, attached and detached)
* Great Park East (close to Alton/Metrolink side, attached and detached)
* Los Olivos (where Verizon Amp is located, behind Los Olivos apartments)
* Laguna Altura West (1 mil plus homes, Cortona-like)

Other than that, we should be close to built out as far as real estate other than pockets around the borders of Tustin/Irvine (Columbus Square) but that would be Tustin.

 
You forgot:

1) Planning Area 5B
It includes an apartment complex, elementary school, public and private parks, ~1900 homes--SFR detatched, townhomes, and condos.

2) Irvine Business Complex (IBC)
Around 6000 homes planned in Irvine's central core.

3) Anywhere else they can drop in affordable housing

Irvine is going to get a lot more crowded. Back in 2009, the City of Irvine lost their legal appeal to the Southern Californian Association of Governments (SCAG) and are now compelled to build 35000 new homes by 2014 -- 21000 which need to be affordable.

You also forgot that they are going to bulldoze The Willows and then build motorcourt homes there to increase the density x4.  :eek:

Exactly. But the lawyers representing affordable housing advocacy groups will be sure to sue Irvine for non compliance.
 
They can sue all they want.  Irvine can't just "create" extra land out of nowhere.  SCAG should go to the Inland Empire for affordable housing as there is 1000's of open land there and this will also help with the Inland Empire's economy...more people = more commerce.

Sure but that's on Irvine for poor planning.  They had certain rules to follow and didn't.

So SCAG will sue and Irvine will settle out of court for a few $$million.  Maybe Don Bren and TIC will kick in some $$ as well.  If Irvine was to follow SCAG's rules, then every single dwelling/unit under development in Irvine currently would have to be affordable.  Ain't going to happen.  Irvine and TIC will not allow it.
 
I wonder what they are going to build in IBC?  Is that Santa Ana school district?  Is that Central Park West even selling well?

Meanwhile, land gets eaten up and the court battles go on.

Reminds me of how the toll road was supposed to be closer to Tustin Ranch or the Airport was for sure coming to Irvine.
 
Just read about the development 5b :( 1900 new homes?! Saddest thing is Irvine Co. made us pay a premium $$$$ for a place on Jeffrey and Irvine facing the "trail" and then untouched farmland area 5b. When we signed months ago we asked if/when the farmland in front of us would be developed and sales lady said " i don't know." We haven't even moved in yet. Makes me so mad! Should be against the law to take advantage of people like that.

Area 5B is northwest corner of Jeffrey and Irvine Blvd isn't it? That is across the street from any developments and I don't think any one has a view of that land do they?

If that is the area, it has been known for at least 20 years it would be developed. I used to live in Canyon Creek (backs up to that area) and I was told when we bought the house it was to be developed. I'm surprised it took this long.

Did you read through all of your disclosures? When I bought in Portola Springs they had disclosures about all of the potential developments in the area.
 
Always be skeptical of anything a salesperson tells you and always read the disclosures.  There are a ton of uninformed and misinformed people (even on great forums like this  :p).

Some parts of Irvine (Shady Canyon, Turtle Ridge, Quail Hill?, Oak Creek?, Northwood Pointe?) do not have any affordable housing.  Others (like Turtle Rock) have only a little. 

New developments?  Most will have some affordable housing (typically a number of lower income units in a large apartment complex).  Will Orchard Hills have affordable housing or will they build OH's share of affordable unit in a different part of town?

I've explained this before... it is not optional to include affordable housing.  NIMBYs in Irvine need to deal with it.

This will happen whether folks living in million dollar homes or 900K detached condos like it or not.

Likely, they will continue to make offerings available via subsidized apartments and lower cost units at the smaller product range.

But it is not going to be 21,000 low income affordable units....

It's not SCAG rules...it's HUD rules.
