Wondering which upgrades would add value to the home price :)

Flooring? Laminate vs Tiles
Upgraded counter tops
Upgraded carpet
Can lights in room

What do appraiser look when thei appraise your home
 
I don't think any of those upgrades will have a significant difference from an appraisal standpoint. Maybe countertops and flooring....
