$1.5m with ocean views?  Either you are looking at a condo or a SFR that is pretty far from the beach.  I am not sure you can get a nice home at $1.5m with ocean view near the beach, unless you are in San Clemente maybe?

Laguna Beach is nice and all but man is it a pain in the ass to get to and get out of.  Plus my car would never make it up and down those steep streets.

In Newport Coast you can build a single home across 3 lots.  Will Irvine allow that?  Will the OH HOA allow that??
