Orchard Hills - Strada by Irvine Pacific

It's nice that there is no rear neighbor and only greenery seen from the back windows. And only one neighbor. I'm sure it'll go fast with the reasonable list price.

$140k - $80k agent fee + closing costs - $20k landscaping - $25k post close options (guessing window treatments, etc.) = close to break even if it closes at asking.  Transaction costs eats up the profit fast.

Yep, accurate accounting there. If you really want an accurate "profit" figure, you should also factor in the premium paid over the term of ownership relative to the equivalent rental cost. This would further degrade the "profit" on this house. Of course, folks who think their houses are investments myopically focus solely on sale price received less sale price paid.

I'm not looking to sell anytime soon so doesn't really matter to me.
But that is a crazy list price - we'll see what the final price is at sold.

Will be interesting to see how these three homes with identical floor plans sell.  Was Iron Horse even lived in or just professionally staged to sell? It's nicely done, but with the smallest yard out of the three.  Copper Mine looks dark, but could be due to the furniture and picture quality.

Took over 2 months to get into escrow, I'll be shocked if it closes around the listing price....my guess $1.325m to $1.35m.

Does anyone know why this has been pending for over 2 months, almost heading into its 3rd month?
 
These recent sales and the final few Strada phases having closed (folks are moving into the houses next to the models), appear to be hitting Zillow's automated valuation model. My Zestimate is up over $50K in the past 30 days.

I think by far 51 Quarter Horse got the most bang for their buck. In just 2 years time, over ~$360K! Now that's some awesome appreciation. I know there's the landscape and commissions that I'm not counting, but still, awesome. I think this particular sale might have pushed some of the others to jump in the market hoping to replicate.
