Who would have known a CV Jasmine would be more expensive than the almost exactly Vivo at OH3.  Must be the Irvine High premium. :)

Submit a reasonable offer/counter and write a nice letter to separate you from the crowd with favorable terms to the seller.

The throne room in this house really is a throne room.

Where do you even find a landscape contractor that can build a thatched roof?  The Tiki Room at Disneyland's got nothing on this place.

I think it will sit for a while except an FCB or money-miss-road(Nigerian equivalent of FCB) looking for where to dump his/her money buys it.
