Yup, you'll never get that money back.  Maybe they ran out of money and had to cut a few corners like the hideous file flooring.  $900k gain in 2 years?  Don't they know that the gain exemption is only $500k for married couples?  haha

"lake forest proper" is 92630. this is 92610. foothill ranch. a little high but not lake forest proper.

Sometimes I just don't get people.  I can only imagine how this happens:

Homeowner: Mr. RE Agent, I'd like you to put my house on the market?
RE Agent: Oh great, you mean your 4,600sq ft home in coveted Lambert Ranch?
Homeowner: Yes, that's the one, let's list it for $2.35M
RE Agent: OK I'll have my professional photographer come over this weekend.
Homeowner: Naaaa, that's ok, I just took some pics with my iPhone and I'll send 'em over to you.
RE Agent: You want to list your $2.35M home with iPhone pictures?
Homeowner: Ya, it's a hobby of mine and they will come out great.
RE Agent: (sigh), ok you're the boss - just email them to me and I'll create the listing.

Those pics are actually better than others I've seen.

Like the ones that have the date/time stamp in the corner... or where you can see the picture taker and the flash.

Agent should have checked the orientation (position-wise not race :) ) of a couple of those pics though before he uploaded them to the MLS.
 
That terrace looks pretty amazing and all the upgrades are very tasteful. There is some room to move, but I wouldn't say it is a "WTF" price.

Well, considering that its been on the market for 96 days with no takers, I think the market has spoken....of course, they started with an asking price at $1.558M for less than 3000 sq ft, which is even more ridiculous, and now its a stale listing.

The market has spoken...it's overpriced even at the $1.495m price.  In general, the market for $1m+ homes has slowed down a bit since late Spring.  More price drops are requested for this one to sell since it's already been on the market for 90+ days and will be fighting the "what's wrong with this home" buyer mentality.

Somebody has lived there a long time.  And if they are over 55 they can buy a $2M house and transfer that property tax base... That's the way to go.

This is like the property tax bill of my dreams.  This will go from $1,500 to $22,000 after it's sold.
