Newer Irvine listings with crazy WTF asking prices from equity sellers

$90 more HOA/month for the Primrose versus Delano. But factor in higher mello (4762 vs 3019), around extra 145/month so Primrose will cost you $235 more per month.

You get better amenities, IMO better community layout. But ouch.

This is a fair analysis. But everyone have their own preferences. For me I rather take take the better amenities.

I'd pay the extra $200/month to have two neon blue chairs versus an FCB clothesline.

Maybe seller is an agent? I asked for myself a the GP developments are paying 3% except for Lennar that is paying 2%. So they get 3% on the purchase and on the sale they save 2-3% so they can easily make a quick profit. Whether or not it's worth the effort is another question though.

Think 689k was for the plan 3 without the 3rd floor.  The one with it was 750k.  Nevertheless, a quick profit for sure if they can get asking.

The fact that they invested in a water-softener to the home, plus ceiling fans in all rooms, and custom-garage cabinets means they gave it their best to try this make this place called "home" but didn't work out...

That Follyhatch listing is an interesting bird. $724k in June 2017, $795k in less than 1 year? Better than owning BTC. The elevator is a nice draw compared to similar listings. Would want an ironclad warranty on the lift if I were to buy.

Usually if two washers are installed, one would be in a different color and lower price point, used for "dirty" items such as cleaning towels and mops, while the other more expensive one is used for clothing.  Not sure what these guys do with them.
