Looking for Advice and a Realtor

The recent listing on Allium that stayed active for 4-5 months finally went off market.  The listing agent is 100% convinced that the veteran's cemetery is what prevented the house from selling.  While that may have been true for a segment of potential buyers, she is absolutely delusional on why the property didn't sell.  Pricing is everything.  Get a clue, lady.

just curious what was the list price anyways?

Lot size is descent and no homes behind.  I think your Sagewood plan 2 with extended great room is about 100sq ft smaller than this home.

At this point I don't think buyers will pay much (if any) premium for a Sagewood over a Whistler they'll just look at the sq footage of the comps and possibly lot size, and of course upgrades will help to a point.

Unfortunately you're probably looking only at about $1.2M based on recently closed sales and market conditions.  Assuming you paid $1.1M+ for this, not sure it's worth selling right now.

Their initial list price was 1.42M in June, dropped to 1.385M in September, then 1.299M in Dec.  Probably a cash buy from the builder, in the $1.2M range.  Zero upgrades.  Landscaping is minimal.  Realtor was upfront about it being a flip/investment for the homeowner.

If you ever need a lesson on what *not* to do, there it is.  Or you can just blame it on the cemetery...
