My guess is that the plan 4 with the smaller lot will go for $2.3M and plan 4 with the larger lot will go for $2.5M, maybe even $2.6M (it's one of the largest lots in the tract). The plan 4s in phase 6 went for almost $2 million, and those lots were smaller and did not have city light views.

The smaller lot is more expensive because of the view.  There are a bunch of trees obstructing the view of the larger lot.  There is almost no view.  (treeline or city view)  But the trees do provide a nice shade for the west facing back yard.

Wow aren't these Trevi prices?  Or at least pretty close?  Basically looking at 2.5-3.0 pending options and landscape.
 
I'm actually surprised by a new 12k sft lot in a TIC project.

Which homes in OH have the biggest lots? These seem bigger than HC.
 
I think Trevi and La Vita plan 4s probably have some of the largest lot in OH.

Some of the Trevi lots are 15k+.

Trevi and Amelia are overpriced. At those price points you might want to consider Newport Coast......in fact, many of the lots in Orchard Hills seem overpriced.

That said, I was looking in Newport Coast, Turtle Rock and the Port Streets. Newport Coast was too expensive (e.g. $2.4 Million for a 4 bed/3 ba. 3700 sq ft home, no view), Port Streets are priced for the location ($1.6 MM for a tear down) and Turtle Rock wasn't too different from the Port Streets (difference is that it's several years behind other areas that are refurbishing).

I have read a lot of contributors to this thread downplay the motorcourt of La Vita. I happen to think it's quite unique. That said, I agree with the post that describe the "unknown" of neighbors. In many ways, La Vita is overpriced but if you get the right lot, I think the price per size is somewhat attractive - particularly, plan 4. I think a plan 4 below the $2 MM mark might be decent if you're getting a 10,000+ sq ft lot. Not many of those in Irvine. And I like the idea of putting my kids upstairs while I'm downstairs enjoying a glass of wine with my wife.

I may be in the minority here but out of all of the communities, La Vita Plan 4 was my favorite.

You're definitely not in the minority. The plan 4 is probably one of the most popular houses in OH right now. It has an insanely long waiting list, and the homes are always sold out immediately during their phase releases. The person at the sales office told me that a plan 4 with a view had waiting list of over 60 people during a phase release a couple months ago.

Also, a plan 4 with a lot size of ~10,800 sqft WITHOUT a view was just sold above $2 MM ($2.1 MM, to be exact) during the phase release this past Wednesday (June 10). All I can say is that the phase one plan 4 owners won big. They bought at around $1.7 with a view.
 
irvinenative, it's the old addage that you pay for location.

I sold my home in Laguna Altura and was on the list for Hidden Canyon. My wife and I love the location of LA and Hidden Canyon. Access to the 133/405/5/Spectrum/Laguna Beach were all reasons we wanted to stay in the area.

That said, the price point was the main issue for us. You're looking at mid $2M and as I mentioned in my prior post, we might as well have moved to Newport Beach.

After exploring the homes in Hidden Canyon, it was clear that the premium becomes even larger for those with rear-facing city views. If you buy one of the interior lots, you won't get much of a view.

After exploring Orchard Hills, we narrowed our choices down to a few communities and ended up buying Plan 4, La Vita. For all of the negative posts regarding the motorcours/piazza, my wife and I thought it was a unique feature that is quite different from anything in Irvine. Sure, we may not eventually be best friends with neighbors but I don't agree with some posts that there is potential to have that bad of neighbors. At this price point, I'm assuming that the affluent composition will lead to having - at the very least - respectable neighbors.

As I posted before, out of all of the options in OH, it appeared to be the best value. We move into our home in a few months. I'll let you know how things go!

I don't know how high the prices go nor how large the homes come, but hopefully not large enough to host a professional athlete's wedding reception, a J-Lo commercial, or huge fundraising events. When I read the post, Satsang came to mind. It's a spacious $20M home. The owners are wealthy specialists. The largest lots in HC is over 20k.
 
Looks like there will be a phase release next Wednesday. This will be phase 9. Only the model build-out will be left to be sold after this phase.

Any clue on what the prices will be for these homes? They are selling them as view-oriented lots, so there will surely be a premium. The plan 4 for the previous phase release sold for $2.1 million, but without a view.

For all the haters of La Vita, they are selling out especially model 4 and 2. Models 4 have lots of 12,000 sq ft and more with a lot of open space. I don't think Brookfield or buyers in La Vita care about the negative comments because there is a long waiting list especially for model 4 and 2.
