this is a pretty significant change from a few years ago when a big chunk of ppl prefered the citys... (bodes well for current irvine property owners though haha, go suburbia~)

I think Irvine is unique because it has a solid job center much like a city center would, but without the drawbacks that a place like downtown LA has.  Would the Inland Empire be considered an "outer suburb"?  I can't image 36% would prefer that long commute, although many will choose it in exchange for cheaper real estate.
