I saw same floor plans in SG sold at 780-790k in Jan-Feb. So, the driveway and itty bitty more SQFT in bkyard commanded 80k premium!!

Nope, comps for that floor plan with a regular lot and no driveway were more like $815k-$820k.  The buyer and I spoke about the larger lot and driveway...I told the buyer that builders charge $35k-$40k for driveways and that lot premiums could be $15k-$25k for this home.  Buyer took all that in and offered $871k as their best offer but a cash buyer went higher.

10 Sedgewick closed last Friday for $875k.
 
Probably about $12 or so in interest per month and $6 principle for that extra $4k. Add a bit for taxes/insurance.

Hard to say, pay more when prices have gone up so much but in the long run that $4K amounts to half a tank of gas per month.
 
That house is right next to Sand Canyon.  There are tons of trash trucks that speed down that street in all hours of the day.  The noise and dust must be horrible.  I would never have even made an offer on that house...

I was going to discount this Colibri home due to it's Portola Springs location (located at farthest PS neighborhood) and usual lukewarm reception for buyers regarding to PS.  However, the staging for this home is amazing, very well upgraded and at this price, it will not last long in the market.

Also if you look at the price of Colibii phase 1 back in 2013 and the purchase price of this home ($764,795), there's not much gain in it.  After all the upgrades and broker's commission, seller is loosing money on this one. 

If you are OK with the PS location I think this one is a good buy.  I would repaint the first floor wall though. :)

This home is staged fairly well (not great) but that floorplan is awful.  That downstairs common area is so bad, look where the TV is and where the couch is.  There basically is no direct line of site from the seating area to the TV.  BTW, that's how the model had it set up too...you know why?  Because there is no other way to arrange the furniture.  Probably the worst downstairs layout I've seen in any house in Irvine.  The positive is that the upstairs is actually pretty decent. 
 
My thought is where you can get a 4 bedroom single detached with driveway in the low mid 800s. Especially in Irvine, you need 1mm plus.
 
I think that seller was in a tight sneeze. I looking at that as well however it didn't have all the upgrades I was looking for.

The backyard was all concerte, it would have cost 15k plus to bring that to standard.

Upstairs was standard carpet.
