Great Park - Bosque predictions

Does anyone have any thoughts on how much traffic there could be on Bosque as the Great Park gets more built-out? Read many posts on all the future amenities of the park (water park? Sports park etc) Thinking of buying in Beacon with backyard against Bosque. It looks like there will be a signal off Irvine Blvd. Wondering what mph this type of street could be, noise etc. Thanks!
 
My guess would be 25-35 mph. Additional residents of Portola Springs and District Next might use Bosque to get to retail, sports fields etc. So my guess would be light noise with windows open and nothing else when windows closed.
 
Would expect to be similar speed to Ridge valley. Think it will have a good amount of traffic though less than Ridge valley.
