I'm sure Syrians and Persians have money too.</blockquote> You are correct. The Persians have cash too but they are after the larger homes in the 700+ range while in the recent 300k range activities are mostly Chinese buyers.</blockquote>

Tell me BK... So what price range in Irvine are the most recent Korean home buyers looking at? I hear that Northwood Pointe is a popular location for Korean buyers.

I found this Ethnic Composition forecast from TIC to be very interesting.

Ethnic Composition 2007 2011 projected

Caucasion (Non-Hispanic) 49.60% 44.90%

Asian (Non-Hispanic) 36.60% 41.10%

Hispanic or Latino 7.7% 7.8%

Two or more Races 4.3% 5.0%

Black/African American 1.2% 1.2%

If this projection holds true, there very well may be more Asians than Caucasions living in Irvine by the year 2016.

Hey, Panda. If you still have the site those numbers came from, would you mind pasting it here? I would be interested in reading the page. Thanks.

I would be interested in knowing why they don't think the hispanic population will increase. Maybe I should put that on the questions to ask the Irvine Company thread.

SoCal... I put my hand in the bible... It was one of the those Commerce in Irvine sites by TIC, for some reason they took it down, luckily, Panda wrote it down. OMG!!! I have finally reached McMansion on IHB...! It may not be a big deal for some of you... but i am in tears... pass over the tissues.

I wonder if the ethnic composition of Irvine will be like Hawaii... once my kids start entering high school.

Koreans are not superstitious as Chinese. Older homes would do just fine. The recent neighborhood Zion Market gave Northwood Pointe an unique identity. Koreans have been in the shadow of Chinese amenities for a long time and it is about time for the Korean community to having 3 markets in the Irvine vicinities.

In the recent time Korean Dramas with subtitles became popular among other Asian groups. Especially among Chinese. Chinese are very receptive of the Korean culture now and often frequent Korean establishments. The recent success of Korean markets are serving more than just Koreans. 99 Ranch markets are finally facing some stiff competitions.

This projection is a self-fulfilling prophecy. If TIC is planning for it then it will happen.

Bkshoper keeps talking about new developments "targeting the Irvine ethnic population".

I have no idea what that means, but it's probably true. (Is it all about Feng Shui or is there more?)

I think it's sad that this thread moved from the question of whether all cash sales are really happening to ethnic stereotypes.

Everyone loves a good scandal, but I have a hard time believing TIC and the builders are interested in any color other than green. Dollars are dollars, regardless of whose hands they came from. Why would any entity open themselves up for a fair housing / red lining liability of that magnitude?

I much prefer hearing the scandalous stories that involve mysterious exhaust vents in the hills and chemical contamination cover ups. Those are good reading. I just can't make the leap to "TIC prefers Asian money."

I was half-joking. I doubt that there is any real bias inside TIC other than preferring wealthier buyers. I do wonder what bkshoper means sometimes though.

My guess is that TIC's numbers were simply a linear extrapolation of recent trends into the future. Then they realized that putting out such numbers even if it's just an extrapolation could only cause trouble for them, so they deleted them. For a company to talk about race at all is dangerous.

I never have any trouble finding friendly Chinese speaking employees at the H Marts in Diamond Bar and Irvine. I have noticed that the prices at the 99 Ranch in Rowland Heights went down shortly after H Mart opened. 99 Ranch beware....

The Taiwnese women at the airport nearly started a riot when this guy visited Taiwan a couple of years ago:

Just catching up on some old stuff from my hiatus, and I really have to say that sometimes I think you must have our house bugged and have hidden cameras planted. This is hilarious. My wife buys the subtitled Korean soap opera dvd's off of mysoju.com --- and stays up late at night watching the K-channels up in the 400's on Cox. And has not stepped foot inside stinkin old 99 Ranch since Zion and HMart opened. Personally I prefer Zion because they usually have some pretty bumping K-Pop on in there.

I hope somebody is paying you damn good for these observations...because they are all right on.

Can we bribe you by introducing you to a few Korean girlfriends so you can be officially indoctrinated into the LV validation club.

IHO is absolutely right. I could have sworn that I was driving around little Saigon (sorry for the generalization, yes, I realize that there are many Asian groups) as I left the Trader Joe's in Irvine today. I did not see one Caucasian person as I maneuvered my way through the parking lot. What is the Asian ethnic make-up of Irvine? My experience recently has been that it is heavily Korean and that Koreans are particularly drawn to Irvine.

In terms of asian ethnicities, I'd say there are more Chinese and Taiwanese then there are Koreans and Japanese. Really depends on the area though, I see more white folks roaming around the Quail Hill shopping center but the shopping centers between the 5 and 405 on Culver seem to be more frequented by asian people.

The retail center across the street has several Korean owned shops such as the Video rental, restaurant, shoe and luggage repair LV dealer, Japanese restaurant own by Koreans, and etc. You are likely to run into Koreans in the vicinity.

I hope you did not get lost.

Is that a threat or a promise? haha I got the European thing going already so I may be more vulnerable than the typical white male to those fancy European labels.
