Comprehensive list of todo's pre/post COE

Hello everyone,

New to the forum as well as being a first time new home buyer.  Our place (Piedmont/Eastwood) will be ready late July, super excited.  I couldn't say thank you enough for all the good info people have shared as I continue to gleen off this board.  After going through a few threads in the last week, here are my notes on things I ought to do pre/post COE.  I'd love to hear what other items to consider.

Pre-COE
1. Take plenty of pictures during the framing walk-thru.  Hold a measuring tape across walls.
2. Hire a specialist to perform a pre and after drywall inspection.
3. Get measurements for window treatment (convenience)
4. Order internet services, etc... (convenience)

1st year
1. Follow-up inspection before 1st year builder warranty expires.
2. Purchase separate home warranty (good/bad?)

Regular maintenance:
1. Tankless water heater
2. Resealing counter tops
3. Filters (water, air)

Are there 2nd year and beyond things to review which involves the builder?

Order blueprints from the city.  Takes 30 days to get them and useful to have on file.  You have to go to city and fill out form and pay a small fee IIRC.

Also look for hidden storage areas during your framing walk through.  We have a huge area under our stairs that has been great for storage.  Some builders are providing this space while others close it off.

Would not have thought of those two.  Appreciate the tip.  Speaking of having info on file, you just gave me an idea.  I think I'll grab a few more brochures, price sheets, and snap some photos together with the family to create a memorabilia of sorts.  Hard to say if we'll get into another new build, so better make the most of this one.  LOL
 
We were unable to get a pre-drywall walkthrough no matter how hard we pushed.  Good luck if you're able to swing that.
 
I have walked onto Irvine construction sites a few times now without anyone stopping me.  Just show up and start poking your head around. 

Also, find the foreman or super and build a relationship.  A couple of baseball tickets or something like that will get you far. 

One more tip...take a ton of pics of the model.  I can tell you that I wish someone had detailed pics of the model for my house.  There are areas that we aren't sure how they should be decorated and would be nice to see how the designers did it for the model.
