Similar prices/sizes, which would you choose?

Parkview:

Pros:
-Better floor plans (less garage dominated feel)
-Cool pocket-sliding doors
-Loft
-Bigger laundry room
-Pantry
-Closer to pool and park
-Toll has slightly better reputation
-Less maintenance (backyard, front yard)

Cons:
-Motorcourt, shared driveway
-Higher density, more packed-in feel
-Non-existent backyard
-Slightly smaller rooms
-Lack of kitchen and bathroom storage
-Cali room makes downstairs feel darker/more closed in

Ridgewood

Pros:
-Bigger lots, real backyard
-No shared driveway
-More storage space (under stairs)
-Usable Cali room without impacting great room light
-Extra half bathroom
-Larger rooms
-More master bath vanity space
-2-story great room, good light

Cons:
-No loft
-Floor plan doesn't feel as nice (garage dominated)
-Further from pool and community park
-Dining room feels small
-No pantry
-More maintenance (back yard, front yard)

For long term I think my preference would be Ridgewood.
In terms of budget Park view is cheaper compered to Ridgewood.
I think paying extra $50K more for Ridgewood is worth.

You mentioned good proc and cons for both communities.

The biggest advantage for parkview better floor plans and closer to pool and parks.

The biggest advantage for Ridgewood decent lot with driveway, looks like true Single Family home,

Thanks LiveAtOC!

It's tough because we *really* like the feel of Parkview and really are kinda meh about Ridgewood, but the lots! Prices are equivalent for the lots we are looking at in each neighborhood.

I guess it comes down to how much does the feel of the home matter vs. the feel of the outside? And being close to the pool/park sorta makes up for the backyard size (and Parkview doesn't have any houses behind it, so even better).

I prefer inside feel.
But keep in mind Ridgewood precede in resale compared to Parkview.
Only few homes in Ridgewood with no one behind.
