    I tend to agree with davenlei but my husband and I are from Seattle - cannot confirm how sensitive Asian Irvine buyers are to house numbers but back in WA, it doesn't seem to be a major issue.     cannot agree more! I wouldn't stand in line for an hour for pastry... good to know I'm not the only one. :) Part of the hype re: 85C has to do with the fact that it's not from here - a popular pastry cafe in Taiwan and now it is all over the world (stores in China, Taiwan, Australia and US)...

    No. that quote is not what the builder 'forces' you to buy. I believe you can buy at the base price... the quote is an average, I was told, buyers end up spending on upgrades, but they are by no means mandatory.

    The quote we got from the Irvine robots at San Marcos and Maricopa were about 5 to 7.5% of the base price. Not sure how accurate that is. They don't like giving out estimates by item, with the exception of Sevilla at PS - there is one lady there who would give more specific numbers. Good luck!

    Just double checked. From the brochure I got at the sites: Maricopa is $4200. (1.5%) For LV, I have AD=$3197, CFD=$1800, other taxes=$169. Grand Total=$5366/yr. (1.75%) HOA @Maricopa=$110 at build out. @LV=$150 at build out, currently $160/month. You are right.. I suppose it is not a 3000$...
