Wow, seems like there are a lot of speculators on quarter horse. This dropped $50k, but seemed overpriced to begin with.

I saw the two rentals pop up on zillow. Hopefully they get some good renters in there. The 1s/2s will sell. What I worry is how will the neighborhood turn out with the turnovers & investors trying to unload.

Looks like a plan 3 resale finally popped up and it's IUSD. Doesn't seem like there is a premium over TUSD from prior resales, but then again one was a view and the other had a large lot. Any guess on how fast this one is gonna sell...

Am I missing something, if the house sold for $781,800, and you take out 6% for RE commission / other misc fees, the cash back to seller is $734,892. The original purchase prices is $727,303. Since holding it for less than 2 years, with capital gains tax of ~15%, the seller is going to pocket...
