    That sounds ridiculous.  If you were replacing with a more upgraded tile material then maybe, but white subway tile...not sure if that's worth $1500.

    I also think the price increase has more to do with the conservatory room option being available for the home. Additional 150 sq ft for the home so at $325/ft, it would be an additional $50K. Lot premium looks to be around $40K.

    They are now submitting the offer to the bank for approval. Agent said slightly over list so I think between $710K-$725K. Will now sit with the bank for a little while, but seeing sale of 110 Monticello and others the, the price might be reasonable and might be approved by the bank.

    FYI, spoke with the Realtor on this property today and they have received three offers on the property, all slightly above the list price. Seller is no longer showing the property and is working with the offers that they have.

    Below is an excerpt from an e-mail from the broker listing the property: "On 30 Gray Dove - the Bank is ready to reduce the price and it looks like it could be had for $825,000. Let me know if you are interested at this price." Looks like the new Woodbury homes are causing PS homes to reevaluate.

    Not on the first phase as Haiku so eloquently pointed out, I actually doublechecked addresses and information for an extra 40 seconds before submitting, so probably shut out for a few phases. But I am only a fan of Plan 2 at Sonoma, and the lots being offered in Phase I are not the best for Plan...
